Trending: Pocket Neighborhoods

Majestic Place introduces Habitat Collier’s first pocket neighborhood—a modern approach to community design that encourages connection, walkability, and a shared pride of place. Homes in the center of the community are arranged to face inviting central green spaces instead of driveways or parking areas. Four alleyways off the main circle offer access to parking tucked behind the homes, maintaining an open, pedestrian-friendly feel.

This layout creates a welcoming, pedestrian-friendly environment where neighbors can meet along walking paths, gather on front porches, and enjoy the safety and serenity of limited street traffic. Majestic Place offers families a beautiful, community-oriented place to live, play, and grow together.

Trending: Pocket Neighborhoods

Pocket neighborhoods are one of the latest trends in community design. By grouping neighboring homes around a shared green space, we can create a shared sense of stewardship and foster closer relationships between neighbors.

Majestic Place will introduce Habitat Collier’s first venture into the trend of pocket neighborhoods. The idea is that the sense of shared space will enhance relationships and offer a stronger sense of accountability and community for all.

In this more aesthetic design, neighbors can enjoy a shared space with vehicles parked behind homes or in designated parking locations throughout the community.

Frequently Asked Questions

Will the additional homes in the area cause an increase in traffic?

The traffic generated by the addition of homes in Majestic Place will not have a significant impact on surrounding roadways.

In fact, Habitat Collier prepaid fees for this development as part of the 2008 US 41 Developers Consortium to fund intersection improvements at State Road 951 and US 41, six-lane road improvements to Henderson Creek, and four-lane road improvements from Henderson Creek to .25 miles east of Naples Reserve Blvd.

Do families receive their homes for free?

No. All Habitat homeowners undergo a rigorous approval process and must contribute 500 hours of sweat equity helping to build their homes and the homes of their neighbors. They attend homeownership and budgeting classes and make a downpayment and their first year’s insurance payment before closing. They sign a no-interest mortgage and make affordable monthly payments.

Does having Habitat families in my school district negatively affect school ratings?

Absolutely not! In fact, school grades in the area have increased since Habitat began building homes in Naples in the 1990s.

Does Habitat build homes outside of East Naples?

Yes! Habitat for Humanity of Collier County has homes across the county and continues to build in a variety of areas including Golden Gate Estates, Immokalee, Golden Gate City, Naples Manor, Bayshore, North Naples, and even within the City of Naples.

Will the additional homes have a negative impact on existing water and sewer infrastructure?

No, the existing infrastructure is sufficient for the proposed addition. In fact, Habitat Collier constructed the necessary infrastructure to serve the site along Greenway Road during the development of Regal Acres’ first phase more than a decade ago.
